Scope
Amsterdam Buyer Kit helps users organize apartment-buying information into a buyer file: listing facts, calculator estimates, document gaps, report summaries, and operational next actions. It is provided for education and workflow support.

Amsterdam Buyer Kit does not provide legal advice, mortgage advice, tax advice, financial advice, investment advice, or real-estate agency services. It does not replace a mortgage advisor, notary, buying agent, real-estate agent, tax advisor, lawyer, lender, valuation professional, insurer, or other qualified professional.
No promised outcomes
Amsterdam Buyer Kit does not guarantee bid success, mortgage approval, valuation outcome, transfer outcome, legal correctness, document completeness, or elimination of purchase risk. Users remain responsible for verifying information and decisions with qualified professionals.
Estimates and imports
Calculations are estimates and may be incomplete, outdated, or wrong. Dutch tax, lending, notary, valuation, bank guarantee, VvE, erfpacht, and mortgage values must be verified before use. Listing import is best-effort and all extracted fields must be checked by the user.

Sample data, sample dates, placeholder documents, and toolkit previews are illustrative only. They are not instructions for a specific property or purchase.
Future paid toolkit
Some pages reference a future Amsterdam Buyer File Toolkit. Payments, fixed pricing, subscriptions, refunds, and paid access terms are not implemented yet. Those terms must be added before paid launch.
