The calculator supports one or two salaried applicants buying an owner-occupied Dutch home with income in euros. It stops instead of estimating self-employed income, foreign-currency income, pension or AOW cases, bridge finance, interest-only structures and lender-specific exceptions.

There is no fixed salary multiple. Your qualifying income, partner income, interest rate, monthly obligations, statutory allowances and the appraised property value all affect the result. This calculator gives a 2026 planning estimate; a lender makes the final assessment.
Yes. The normal monthly DUO obligation uses part of the permitted financing load before the remaining amount is converted into a mortgage. Enter the normal statutory payment rather than a temporary pause or voluntary reduction.
Some energy labels provide additional statutory borrowing room in 2026. The appraised value and lender acceptance still apply, and energy-improvement finance must be used for qualifying measures.
Yes. The optional property section adds the details that often matter for an Amsterdam apartment, including the energy label, appraised value, VvE contribution and erfpacht. VvE remains visible as a recurring cost; erfpacht also affects the statutory financing load.
No. The ruling changes payroll-tax treatment; it is not another 30% of mortgage income. Use documented gross qualifying salary and have a lender or adviser confirm how the ruling and its expiry are treated.
