1. Accepted offer and signed purchase agreement
The accepted bid is translated into the written purchase agreement. Check the price, included items, transfer date, financing condition, inspection condition, deposit or bank-guarantee deadline, and any property-specific agreements before signing.
The buyer's statutory cooling-off period lasts three days and begins after the buyer receives the fully signed agreement. At least two of those days must be working days, so the calendar end date needs care.

2. Valuation, mortgage application, and security
The valuation establishes the market value used for the mortgage loan-to-value limit. The adviser or lender assembles income, debt, property, and source-of-funds evidence and works toward the financing-condition deadline.
If the agreement requires a 10% deposit, buyers often arrange a bank guarantee instead of transferring the full amount to the notary. Missing the financing or guarantee deadline can have serious contractual consequences, so track the owner and status of each item.

3. Notary preparation and final settlement
The notary verifies the parties, title, property rights, mortgage instructions, and source of funds. Before transfer, the buyer receives draft deeds and a settlement showing purchase price, taxes, invoices, annual-charge adjustments, mortgage proceeds, and cash still due.
Compare the final statement with the latest invoice and mortgage figures. A provisional and final statement are versions of the same settlement, not two separate bills.

4. Final inspection, signing, and keys
Immediately before the notary appointment, inspect whether the home is in the agreed condition, check included items, and record utility meter readings. Raise a material difference before signing, not after the keys are handed over.
At the notary, the deed of transfer and mortgage deed are signed. The notary registers them with the Kadaster and coordinates payment to the seller and lender. The keys normally follow the transfer signing arrangements.

5. After transfer
Keep the registered deed copies, final settlement, valuation, mortgage offer, advice invoice, NHG evidence, and other financing invoices. You will need several of them for the following year's income-tax return.
Also confirm VvE registration, insurance, utilities, municipal matters, and the first mortgage debit. Post-completion administration can continue after you already have the keys.
