NHG protects the mortgage system and can help the borrower
NHG stands for Nationale Hypotheek Garantie. The guarantee reduces the lender's loss risk. In return, participating lenders often offer a lower interest rate than for a comparable mortgage without NHG.
For the borrower, NHG is also a safety framework. When circumstances such as relationship breakdown, unemployment, disability, or bereavement cause payment problems, NHG and the lender first look for a sustainable solution. A remaining loss after a necessary sale is not automatically forgiven; the applicable conditions and cooperation requirements matter.

The property and loan must fit the 2026 limits
The standard 2026 NHG boundary is €470,000. NHG checks the relevant purchase price or market value under its conditions; normal affordability and lender acceptance still apply.
When qualifying energy-saving measures are included, the boundary rises by 6% to €498,200. The part above €470,000 must be fully reserved for approved energy measures. The higher boundary is not a general permission to bid €28,200 more.

The fee is 0.4% once, paid when the mortgage closes
The borgtochtprovisie is calculated over the mortgage amount and is normally settled through the notary. It is a financing cost that the Belastingdienst lists as deductible when it relates to the qualifying owner-occupied home loan.

Compare protection, rate difference, and fee
NHG is not automatically the cheapest choice for every eligible borrower. Compare the lender's NHG and non-NHG rates, the one-time fee, how long you expect to keep the mortgage, and the value of the safety net in your situation.
It also does not replace the lender's affordability assessment, valuation, property checks, or your own emergency buffer. NHG is one layer in the financing structure.
